Dwelling Fire and Landlord Insurance

The policy that covers the house you live in doesn't cover the house you rent out. We write dwelling fire and landlord policies for New York rental properties, from a single-family rental to a multi-unit building, and we'll quote a whole portfolio at once.

What a Landlord Policy Covers

A dwelling fire policy (the DP-3) is built for rental property, not the home you occupy. Here's what each piece does.

Dwelling and Structure

The building itself. Covers the physical structure of your rental against fire, windstorm, vandalism and other covered perils, written at replacement cost or actual cash value.

Loss of Rents

Replaces the rental income you lose if a covered loss makes the property uninhabitable, so the bills still get paid while repairs run.

Landlord Liability

Covers you if a tenant or visitor is injured on your rental property and files a claim against you. Legal defense costs are included.

Appliances and Fixtures

Landlord-owned appliances, fixtures and improvements installed in the unit. The tenant's own belongings aren't part of this; that's their renters policy.

Other Structures

Detached garages, sheds, fences and other structures on the rental property.

Vandalism by Tenants

Some policies cover intentional damage caused by tenants. Worth asking about before you bind, not after a bad move-out.

What's Generally Not Covered

  • Tenant's personal belongings (they need renters insurance)
  • Flood damage (requires separate flood policy)
  • Normal maintenance and wear and tear
  • Intentional damage by the property owner
  • Vacancy beyond a specified period without endorsement

Common Questions

Answered the way we'd answer them on the phone.

Do I Need a Special Policy If I Rent Out My Home?

Yes. Standard homeowners policies (HO-3) are designed for owner-occupied homes. If you rent your property, you need a dwelling fire or landlord policy. Renting out your home without notifying your insurer can void your coverage.

Does Landlord Insurance Cover Lost Rent?

Yes — loss of rents coverage is typically included or available as an endorsement. It replaces rental income if a covered loss makes your property uninhabitable.

Should I Require My Tenants to Have Renters Insurance?

Absolutely. As a landlord, you can and should require tenants to carry their own renters insurance policy. This protects their belongings and provides them with liability coverage, reducing the risk of claims against you.

Can I Insure Multiple Rental Properties Under One Policy?

Yes — we can write portfolio or blanket policies covering multiple NY rental properties, often more efficiently than individual policies for each.
