Your house is almost certainly the biggest thing you will ever insure. We build one profile, rate it across 30+ carriers in a single pass, and set the dwelling limit to what it would actually cost to rebuild — not what Zillow says it is worth.
83 Franklin Ave, Franklin Square, NY 11010 · Office Mon–Fri 9–5
Coverage A — the dwelling limit — is the figure a carrier would have to write a check for if the house burned down. It has nothing to do with market value or what you paid.
Market value includes the land, which does not burn. Rebuild cost is materials and labor at today's prices. On Long Island those two numbers are rarely close, and getting this wrong is the most common problem we find on policies people bring us.
B covers detached structures like a garage or shed, C covers your belongings, D pays your living expenses if the house is uninhabitable, and E is your personal liability if someone is hurt on the property.
A lot of homes around Franklin Square were built decades ago. Carriers ask about the age of the roof, the electrical panel, the heating system and the plumbing — and several will not quote at all past certain ages. Knowing which ones will is the job.
No homeowners policy in the country covers rising water. On Long Island that matters more than most places. We write both NFIP and private flood.
